Innovation is what drives us. Through constant innovation we continuously improve products and processes as well as contribute to the industry’s advancement at large.

While the rest of the world’s industries have advanced along with the digital era, the real estate industry and construction practices have been slow to adapt. We are firmly introducing innovative industrial and digital age thinking to the construction process. Exponentially increasing value for our clients, partners, and the real estate market as a whole.

Progress through collaboration

We seek out scientists and scholars to collaborate with on industry-changing research and development projects. Projects with clear organization, scheduling, goals and deliverables following project lifecycle management methodology. We focus primarily on six areas of development.

  • MEP – Building Technology

    Mechanical, electrical and plumbing (MEP) building technologies are another key area of focus. We are continuously working on ways to improve them.

  • Energy Efficient Building

    Our future-oriented mindset means we are constantly looking for ways to bring our carbon emissions down at every stage of production and create a healthier end product to live in. We are keen to develop our methods and materials to reduce the environmental footprint to as close to zero as possible. Such innovations can benefit the industry as a whole.

  • Smart Building

    We are developing a lean industrial process of standardised construction. We constantly seek to refine and improve this process as we believe it will have the greatest impact on the real estate industry. Improvements in cost-efficiency, quality and timelines are exceptionally responsive to innovations in this field.

  • Lean Enterprise, Lean Construction

    Our SWISS PROPERTY House of Lean is based on lean thinking – lean operations in a lean culture. The constant refinement of efficiencies through innovating new, better methods and cutting out anything inessential – in design, management, manufacturing and construction. Lean thinking is the most crucial element of true industrialisation, a process which has mostly remained out of construction for a hundred years. Until now.

  • Digital Modelling Technology

    Construction has entered the digital age. Project cost, risk and timelines are being cut dramatically by effective digital modelling technology (BIM / CAD / CAM / 5D / ERP). We use Building Information Modelling (BIM) to design our houses in 5 dimensions, improving planning accuracy and reducing clashes and cost overruns during construction. We’re interested in further developing how we use BIM. The potential is vast.

  • Timber Technology

    We are discovering significant advantages to cost and quality from innovation in timber technology. Our use of CLT in many main construction elements such as inner walls, external walls and roofs allow for a higher degree of both standardisation and customisation than traditional construction methods.

    With CLT we can assemble elements in just 3 months on-site, compared to 12-24 months with the traditional methods. Four times faster with no loss of quality. CLT is also a healthier material to live in with less fumes.

    With extremely streamlined communication and cost-effective sourcing of raw materials, product parts, staff and capacity for component construction SWISS PROPERTY is able to produce higher quality components, with higher grade materials, faster and more cost-efficiently, ready for on-site assembly. Our complete streamlined management of the entire property life-cycle with seamless integration of design, engineering and lean manufacturing shows some of its greatest efficiency gains at the production stage.
