A little more courage always pays off. Even in architecture.

In the Spinnerei Kollbrunn, where industrial culture once thrived, a new residential project has been created that respects the existing structure while also creating space for contemporary lifestyles. One owner explains how industrial substance, personal design, and a new sense of community combine to create a unique living experience.

 

Swiss Property: What attracted you to the Kollbrunn spinning mill at the time?
S. Muraro: We were looking for a home with character – and found it in the spinning mill. We have always been fascinated by old buildings with history, and the dream of a listed property had been in the air for a long time. We were particularly impressed by the sensitive handling of the historical substance: the industrial charm has been preserved, and we fell in love with the floor plans of the townhouses. The property really ticked a lot of boxes on our personal wish list: industrial or Art Nouveau character, old wooden beam ceilings, unconventional floor plan, multiple floors, raw materials, water nearby – it’s rare to find so many things coming together so naturally.

 

How did you find the purchasing process and working with Swiss Property?
S. Muraro: Very positive. From the outset, we felt that we could communicate our wishes. Many of our ideas were implemented, and where this was not possible, there were always clear explanations. In particular, the exchange and collaboration with our contact person Patrick Mutter was characterized by attentiveness and genuine enthusiasm for the project. This created trust – and space to feel that we, as future residents, were being taken seriously.

What do you appreciate most about your new home today?
S. Muraro:We love the unusual floor plan, the high shed roof, the raw concrete walls combined with old wooden beams—these contrasts make living here special. The fact that we were able to contribute our own materials and design ideas to the kitchen and bathrooms has also made the house a very personal place. In general, the house leaves a lot of room for ideas and further personalization.

Is there a personal highlight – something that particularly surprised or delighted you?
S. Muraro: The overall living experience. It’s rare to come across such unusual living spaces: three meters deep, raw exposed concrete, an expressive roof. And then there’s the location on the old industrial canal. This mixture of urbanity, history, and nature was definitely a rare find for us.

How do you find living in the Spinnerei overall?
S. Muraro: It’s very fulfilling to live so close to the city while still enjoying constant views of greenery. We also really enjoy being able to be so creative with the layout and furnishings within the very open living space. In addition, we have developed a friendly relationship with the other residents—because the people who live here are also looking for special living spaces. We keep telling ourselves how lucky we are and that it always pays to be a little more courageous. Even in architecture.
